Received the invitation to the “No Names” annual meeting and dinner this week. “No Names” you say? Barbara and I joined this group almost 10 years ago. We visit Nursing Homes about once a quarter – give fruit, magazines and lots of smiles. No Names has existed 40 yrs. in the Northland: started in part by the late Joe Swartz. Without names some of the most visible names do participate. Bill Grigsby, Kathy and Nelson Hopper will celebrate their 30th years of service next month. If you have interest in this quiet mission let us know. Many people you know are already there.

Our New Year’s resolutions are terrible! Our eating, exercising, family, faith and community were doing okay without our rude change in habits. So far – so good. Barbara told me this Monday that she expected a full accounting from me on Friday – Yikes!

An interesting thing happened on the way to the Real Estate Market: 1. Fewer RE agents 2. More buyers are unattached that do not have agents. 3. Bigger internet use. Capturing the buyer is more important than ever to you as a seller.

We sold almost our entire listing inventory last year. Total sales - almost 40 transactions. Many of our listing sales involved unattached buyers. Why? We track prospects with two systems – used by less than 1% of the agents in the city - our Arch Telecom 800# hotline system and our Reliance internet lead capture system. Both allow us to identify and engage your buyers in “REAL TIME”, no delays.

These systems are good but they cannot:

• Sell overpriced homes
• Sell non-prepared homes
• Sell some locations or styles of home without time.
We feel we have the “best” buyer capture system for our sellers.
