moved boxesfor 6 hours, oh, that bedroom stuff we found for upstairs needs painting:dresser, end tables, headboards; took a load to the Riverside trashdumpster(thanks Chris), gave away shirts, sweats, hoodies to 3 kids (two bigbags for the thrift store), found some real treasures for Barb and me – carriedthose back into the house - spent 1 hour looking at interesting stuff inSarah’s cedar chest – with Sarah – swept the floor – admired our work – movedthe car in – admired our work.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp;&amp;nbsp; Iswear our girls have this down to a science.&amp;nbsp;Last week was another one or should I say one and counting; friends,family, work, siblings only, best friends, boyfriend, etc.&lt;/div&gt;&lt;div style="font-family: inherit;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div class="MsoNormal" style="font-family: inherit; margin: 0in 0in 0pt;"&gt;The first volley was our family gathering after the Chief’sgame.&amp;nbsp; Oh, yes, Sarah was it thistime.&amp;nbsp; We were blessed to be joined byTom Skorupa who is staying with us through mid December.&amp;nbsp; With grandkids playing in a large leaf pile,great food by special birthday request and a song of joy, the birthdaytradition of our household was repeated.&lt;/div&gt;&lt;div style="font-family: inherit;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div class="MsoNormal" style="font-family: inherit; &lt;/span&gt;At times itwas an arduous and humbling experience.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;Thedaily needs were sometimes overwhelming.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp;&lt;/span&gt;Looking back we understand the great blessing it was to be close to Momin her waning years- to appreciate and honor all she had given to her familyand guide her through the confusion of the last few years.&lt;span style="mso-spacerun: yes;"&gt;&amp;nbsp; &lt;/span&gt;Family was the core of her being and shepoured out her life for us in many ways. Our oldest grandchild left for college, first time, in Pennsylvania this year. First week’s grades: Earthquake 1, Hurricane 1, Tornados plenty, optimism 100. A year later when our daughter, Kathryn, was born I took that rosary to the hospital with me.  Somehow while I was in the hospital the rosary disappeared.  I prefer to think it was “lost” rather than believe someone would steal a rosary!  The loss was regrettable and I missed it.  I talked about the rosary from time to time, but never replaced it.&lt;br /&gt;&lt;br /&gt;Recently out youngest son, Christopher, returned from a trip from Spain bearing gifts- a magnet souvenir for Wayne and for me…a pearl rosary. One of her long-term friends remarked, “Tricia, I didn’t know you liked to cook!”  Without missing a beat the bride replied, “I like the idea of cooking!”  We all laughed and the moment passed.  &lt;br /&gt; &lt;br /&gt;Later as I thought about that exchange, I thought about those things in my life that I like “the idea of”&lt;br /&gt;&lt;br /&gt;My list included:&lt;br /&gt; “I like the idea of riding bareback on the seashore”&lt;br /&gt; “I like the idea of kayaking”&lt;br /&gt; “I like the idea of knowing the name of all the flowers, trees, and birds native to our area”&lt;br /&gt;---and the list goes on and on.&lt;br /&gt;&lt;br /&gt;In real estate, it seems we run into the same mind set.  Often times a home buyer will tell us “a fireplace” is one thing I must have.  They like the “idea” of sitting by the fire on a cold winter night sipping hot chocolate.  On the other hand, our home sellers often remark about their fireplace, “We hardly ever use it” or “We have never used it.”The same mindset holds true for whirlpool tubs.  The buyer love the idea of soaking in a luxurious bubble bath but the sellers tell us “We mostly used it for the grandkids to ‘swim’ in, or “We never use it.”  &lt;br /&gt;&lt;br /&gt;What is it that keeps us from pursing the activities we “like the idea of”? For me, I would say the lack of physical courage keeps me from riding bareback and kayaking.  Activities like sitting by the fire or soaking in a bubble bath seem to fall victim to the lack of time set aside for such moments. These young people are characterized as “lazy, incompetent, and disrespectful”.  Their music is “distasteful” and their morals “reprehensible”.  No doubt in some cases this general prototype holds true.  Happily there are many exceptions. &lt;br /&gt;&lt;br /&gt;During the past year it has been my honor to be the confirmation sponsor for a young lady who defies the description above.  As I learned to know her better, I found she is a young woman with the strength and courage to stand up for her convictions even when peer pressure is leaning, or should I say, pushing in another direction.  She is well grounded in her faith and brings that message to others by simply being herself- a joyful and self-confident young lady who has no need to win the approval of others by engaging in questionable behavior.   &lt;br /&gt;&lt;br /&gt;The formation of this teenager obviously did not occur in a vacuum. Barbara and I joined this group almost 10 years ago.  We visit Nursing Homes about once a quarter – give fruit, magazines and lots of smiles.  No Names has existed 40 yrs. in the Northland: started in part by the late Joe Swartz.  Without names some of the most visible names do participate.  Bill Grigsby, Kathy and Nelson Hopper will celebrate their 30th years of service next month.  If you have interest in this quiet mission let us know.  Many people you know are already there.&lt;br /&gt;&lt;br /&gt;Our New Year’s resolutions are terrible!  Our eating, exercising, family, faith and community were doing okay without our rude change in habits.  So far – so good.  Barbara told me this Monday that she expected a full accounting from me on Friday – Yikes!&lt;br /&gt;&lt;br /&gt;An interesting thing happened on the way to the Real Estate Market:  1. Fewer RE agents 2. More buyers are unattached that do not have agents.  3. Bigger internet use.  Capturing the buyer is more important than ever to you as a seller.&lt;br /&gt;&lt;br /&gt;We sold almost our entire listing inventory last year.  Total sales - almost 40 transactions.  Many of our listing sales involved unattached buyers. Why?  We track prospects with two systems – used by less than 1% of the agents in the city - our Arch Telecom 800# hotline system and our Reliance internet lead capture system.  Both allow us to identify and engage your buyers in “REAL TIME”, no delays.  &lt;br /&gt;&lt;br /&gt;These systems are good but they cannot:&lt;br /&gt;&lt;br /&gt;• Sell overpriced homes&lt;br /&gt;• Sell non-prepared homes&lt;br /&gt;• Sell some locations or styles of home without time.&lt;br /&gt;We feel we have the “best” buyer capture system for our sellers.&lt;br /&gt;&lt;br /&gt;We keep working to serve you better. Rarely do we hear a clerk or a service person offer the old familiar “Merry Christmas” greeting.  It seems we have become so fearful of offending someone and so intuned to being politically correct, we opt for the safer general greetings rather than specifically referring to this special time as “Christmas”.  &lt;br /&gt;&lt;br /&gt;Our children in college come home for “semester break” and our elementary school grandchildren celebrate with the “Winter Holiday” parties.  The high schools enjoy “Winter Break”.  Nowhere do you hear that the real reason for vacations, parties and celebration is Christmas…the celebration of the birth of Jesus.  &lt;br /&gt;&lt;br /&gt;We realize there are people of other faiths who do not share this celebration with Christians, but that should not diminish our enthusiasm for the observance of one of the most significant events in our faith tradition.&lt;br /&gt;&lt;br /&gt;With that being said, we at the Snyder household are looking forward to gathering for our traditional ways of celebrating Christmas.  Early in December those who live locally get together to help Mom and Dad put up the Christmas tree.  We still have a “real” tree decorated mostly with “kid-made” ornaments from the elementary school days.  Each one has a few favorites from the past.     &lt;br /&gt;&lt;br /&gt;Christmas Eve, the family comes to our house for a traditional chili supper and then on to Christmas Eve Mass.  Christmas morning is mass confusion as all the grandchildren descend the stairs to see what Santa has brought them.  This year there will be eleven grandchildren to share that magical moment together.  Following Santa’s visit we have a relaxing morning with brunch in our pj’s.  &lt;br /&gt;&lt;br /&gt;Early Christmas afternoon is reserved for visits with in-laws or catching up on some sleep.  Later in the afternoon we gather around the table for Christmas dinner and open the gifts under the tree following dinner.  &lt;br /&gt;&lt;br /&gt;Each family has their own special way of celebrating the most joyous occasion.  May you and your family treasure this time together. Michael is a wonderful soccer player and his team won the Nebraska State title.  Michael and his family received a trip from the Make a Wish Foundation.  They leave this week for 7 days in Madrid Spain to meet and attend a “Real Madrid” soccer game.  What a thrill for them.&lt;br /&gt;&lt;br /&gt;We have our Thanksgiving meal the Sunday before to allow for in-law options on Thanksgiving and to prevent kid “founder”.  We used 5 high chairs as one baby grandchild was absent (In New York)&lt;br /&gt;&lt;br /&gt;Do we really want to sell our house?  Yes! Yes! You’ve never heard of it you say?  Well, it doesn’t exactly rank up there with the US Open or the Ryder Cup but it creates quite a bit of excitement in the Snyder household.&lt;br /&gt;&lt;br /&gt;Every year all of the adult  males in the Snyder clan including Wayne, eight sons and two sons-in law gather to participate in a two day golf tournament dubbed The Mancillious International.  Two sons come from as far away as New York to participate in this yearly ritual of male bonding. The “trash talk” starts early in an effort to “out psych” the other family members……….all done in good fun, of course. This year the tournament will be in mid-October so we are all hoping the beautiful fall weather holds out for a few more days.&lt;br /&gt;&lt;br /&gt;You may wonder how the event got its unusual name. It all started the first year when son Nick and his wife Angie decided to design a jacket for the tournament winner to wear proudly. The winners name is embroidered on the jacket each year. They found a lovely jacket at the thrift store…………checkered with a paisley lining which became the official tournament’s  coveted prize. The label inside the coat read “Mancillious  International”. Thus the tournament found its name.&lt;br /&gt;&lt;br /&gt;To date, son Jim has been the winner at each tournament so last year the men subtitled the event “The Race for Second Place” and had t-shirts emblazoned with that slogan. A trophy for the most improved player has been added to the awards ceremony.&lt;br /&gt;&lt;br /&gt;In addition to the men who gather for the golf there will be 13 of our 15 grandchildren, 4 daughters, and five daughters-in law joining us for the weekend. We plan to do our share of bonding as well. We have been much blessed and welcome every opportunity to celebrate life with our family.&lt;br /&gt;&lt;br /&gt;On the real estate front, interest rates continue to drop and are at levels never seen in our lifetime. Raising twelve children has made me tolerant of a certain level of chaos.  However, when the household is in order and the cleaning is complete it gives me a sense of peace and serenity. &lt;br /&gt;&lt;br /&gt;With that being said, you may understand the state of turmoil I find myself in at the present time.&lt;br /&gt;&lt;br /&gt;As you may know, we are in the process of preparing our home to put on the market.  For years we have been counseling sellers as to the importance of having their home ready to capture the “buyers eye”- windows must sparkle, paint must be fresh, clutter packed away and counters cleared off.  Along with those items, we understand the value of updating and upgrading a home that has been on deferred status as we raised a large family.  We now find ourselves recipients of our own advice and have been in the throes of remodeling and repairing and de-cluttering for weeks.  &lt;br /&gt;&lt;br /&gt;We try our best to maintain a certain level of normalcy, but the necessity of clearing out rooms and displacing personal items can be unsettling.  Keeping in mind the final result and the enjoyment it will bring I resolve to embrace the change and the temporary chaos.&lt;br /&gt;&lt;br /&gt;When things get overwhelming I resort to the age old axiom that has sufficed in the stressful life circumstances- “This too shall pass.”&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;Update on our grandson Michael-&lt;br /&gt;This pass week Michael completed his last round of chemotherapy.  We wait for the final results, in hope that the cancer is gone! Thanks for your many referrals!  Because of you, Barbara enjoyed top Agent status in results at our 40+ agent office through May.  During that time REMAX held top market share for Platte Co. and Clay Co. &lt;br /&gt; &lt;br /&gt;Update on Michael, our oldest grandson; Michael continues to undergo chemo treatments.  Progress is expected and good with the road predictably bumpy.  Your prayers are appreciated.&lt;br /&gt;&lt;br /&gt;The Market:  Activity is brisk.  The buyers are still out buying (See blog – May –www.barbandwayne.com) Normal to good conditions for Real Estate.&lt;br /&gt;&lt;br /&gt;Since deciding to sell our family home and acreage we have been asked to share what we are doing to prepare our 7 bedroom, 5 ½ bath home for sale. So here goes:  New windows, 2 new furnaces, new flooring (Carpet, vinyl, tile) professionally clean all non-replaced carpet, new paint outside, deck, Painted most inside walls and ceilings (Including unfinished basement), new door hardware and some new doors, all bathrooms get a makeover and the landscaping has been changed.  Since the kitchen, dining and great room were recently redecorated, we will only paint trim and spruce up caulking.  We are replacing all exterior lights and many interior lights to get more brightness.  It has a newer roof so we are just re-caulking around all vent pipes and touching up the guttering.  Finally, mountains of “de-clutter” after 25 years of gathering.  Thanks to our son, Jim for hiring on to lead this project for 60 days and thanks to Barbara for her patience as she tries to maintain a home and business climate.&lt;br /&gt;&lt;br /&gt;We look forward to a vigorous Real Estate environment for the future. With a wonderful selection, low interest rates and new confidence about Real Estate it is a good time to buy.  &lt;br /&gt;&lt;br /&gt;First you have many sellers who have come to grips with the “new market price” for their home – not the 19% drop from 2006 but equal to the “good” market of 2001-2.  With opportunity to move up or move on many are deciding to sell.  Not a sacrifice or crisis move but a smart decision for their situation.  …. And the opportunities on the “other side” are positive.  So smart selling is back – well prepared, staged and market priced.&lt;br /&gt;&lt;br /&gt;Second, the normal buyers are back. With eight of our children married we have added two sons-in-law and six daughters-in-law.  What a blessing!  Each brings their own unique background, interests, culture and personality.  Each enriches us and causes us to grow.&lt;br /&gt; &lt;br /&gt;Among them are avid sports fans.  Matt bleeds NE red and has a passion for soccer.  Todd is a true blue Royals fan.  Every parent hopes for their daughters to marry good men who are loving, generous husbands and strong fathers. In both cases Matt and Todd fulfill those hopes.  Both are great husbands and terrific fathers.      &lt;br /&gt;&lt;br /&gt;Daughter-in-law, Samantha, now living in upstate NY, grew up in Riverside close to our home and met our son Bob when they both worked at Red X.  Sam has a delightful personality and keeps us in stitches.  She is a devoted mother to her two sons.  &lt;br /&gt;&lt;br /&gt;Daughter-in-law, Kristen, is a KU grad (and fan) so she supports Sarah (our only KU grad) during the basketball season!  They attempt to fly the KU flag but our MU fans usually prevail!  Kristen is a first year teacher and has done wonders reclaiming John’s “bachelor pad!”  &lt;br /&gt;&lt;br /&gt;Daughter-in-law, Angie, has the artistic genes that seem to have skipped over most of us.  She is incredibly talented and willing to lend a hand whenever we have a project that requires her talents.  She and husband, Nick, create the Nerdbots we have written about in our previous blog.  Go to www.nerdbots.net for more information.  &lt;br /&gt;&lt;br /&gt;Daughter-in-law, Amber, is a nurse and a wonderful mother to their 3 children.  She loves to come to KC and hit the garage sales on Saturday mornings.  She and husband Andy have tackled some major repairs in their grand turn-of-the-century home in Monroe City.&lt;br /&gt;&lt;br /&gt;As I write this letter, daughter-in-law Tricia is in New York City in labor with her and husband Matthew’s first child.  We are anxiously awaiting word.  Tricia grew up in Louisiana and brings us many culinary variations from our Midwest fare.  As an LSU graduates she roots for the Tigers…the LSU Tigers that is! &lt;br /&gt; &lt;br /&gt; Daughter-in-law, Vusala, brings a whole unique perspective to our family.  She grew up in Azerbaijan and came to the US as an exchange student.  She speaks 5 languages and recently graduated from Park College.  While in college she has also added 3 grandchildren to our family.  We have enjoyed expanding our culinary tastes to included dishes from her native county. &lt;br /&gt;&lt;br /&gt;In each case, our young adults have chosen life partners who have made them better more complete people.  Their influences on our family and on their individual partners cannot be overstated. Sales of resale homes are up, interest rates are holding on and new home sales are showing isolated better demand.&lt;br /&gt;&lt;br /&gt;Our family focus continues to be on the treatment of Hodgkin’s Lymphoma by our oldest grandson. A regimen of chemo, familiar to some of you, has begun. The prognosis is good.  Michael is 15 years old, lives in Papillion Nebraska.  Our daughter Kathryn, son-in-law Matt, and two siblings, Emily, 17, and Oliver 8 months, have made the adjustment along with Michael to the state of uncertainty, concern and regimens appropriate.  &lt;br /&gt;&lt;br /&gt;In so many ways, the family and their community have reached out to them to offer financial and emotional support.  A K State walk for life has dedicated a luminary; a corporate challenge at State Street Financial has recognized Michael.  &lt;br /&gt;&lt;br /&gt;Kathy said a soccer team who competed against Michael’s team over the years made a significant financial and card acknowledgement to them.  She was not even aware they knew Michael much less of his personal challenge.  She wondered if the tables were reversed would she and Michael’s team have responded in kind or realized how meaningful that gesture was to her, Michael and the rest of the family. &lt;br /&gt;&lt;br /&gt;We know this; our strengths and our weaknesses are deeply moved by how we reach out to each other.  Barb and I wish to thank those in the Kansas City area who initiated a prayer effort and the gift of a prayer shawl made and presented to Michael visibly reflecting the time given in prayer on his behalf.  &lt;br /&gt;&lt;br /&gt;So in turn we say to those of you who have family members or experience with this, we extend our prayer in your behalf in the belief that the process of prayer gives comfort and healing grace in time of need.&lt;br /&gt;&lt;br /&gt;So hope is appropriate this spring. All’s well and beautiful.&lt;br /&gt;&lt;br /&gt;We hear from many of you that the job market still remains tough but our respect goes out to those who have taken on alternative and multiple jobs or those who have teamed up as a couple working long hours.  Likewise, it’s impressive how many have saved to take advantage of the wonderful housing market right now.  We all know it’s a buyer’s market  and there are lots of showings.  &lt;br /&gt;&lt;br /&gt;What many are also discovering is it’s a good time to sell.  Consider this; Interest rates are at a low point, buyers are plentiful,  selling their homes, and looking for another – IN LARGE NO’S!  &lt;br /&gt;&lt;br /&gt;What happens to the equivalent cost of your home if interest rates go up 1% or 11/2%?  You will still have good interest rates: but won’t you wish you had made the decision to sell before the rates went up?&lt;br /&gt;&lt;br /&gt;Four of the 9 homes we sold in the last 6 weeks averaged days on the market of less than 15 days!  300, 200, 180 &amp; $125,000.   They were priced right, staged, painted, updated and spotless.  These are the key fundamentals in this competitive market. (See links for Economic Conference visuals.) &lt;br /&gt;&lt;br /&gt;         • Existing home sales by June 2010 will grow by 15%&lt;br /&gt;&lt;br /&gt;         • Homes prices a +3%, +5% boost&lt;br /&gt;&lt;br /&gt;         • Percent of income spent on housing is down 40% from the 1980’s&lt;br /&gt;&lt;br /&gt;         • Values on both high end and regular homes will be better than last yr.&lt;br /&gt;&lt;br /&gt;         • High end home value will still be 10% lower than the peak of the 2000’s&lt;br /&gt;&lt;br /&gt;         • $150,000 or lower homes to be about even in value vs. early 2000’s avg.&lt;br /&gt;&lt;br /&gt;         • New homes demand will very soon outstrip current supply.&lt;br /&gt;&lt;br /&gt;Without the risk of understatement, if you are selling, preparation of your home is key.  Carpet, paint and un-cluttering are essential.  If we could read to you the various comments, made by buyers with their available choices, the need for good preparation before sale would be evident.  Having said this, the economic conference information suggests that selling in 2010 is a good decision.  Low interest rates will continue, growing demand and building consumer confidence is a great environment to buy and sell. &lt;br /&gt;&lt;br /&gt;Back to the beach; 10 family members, 2 sons, 2 daughters, 2 grandkids and 2 great daughters in law, Barb and Wayne spent 4 nights, 3 days on a cruise.  New Year’s Eve on a big boat was a “hoot”.  What a nice time for relaxation and freedom to visit.  We were blessed with perfect weather; 87 degrees on the beach, bright sun – “like a Corona Ad”. The palm trees that greeted us when we landed in Miami were harbingers of the gorgeous weather we enjoyed throughout our travels to Freeport and Nassau in the Bahamas.  The “free style dining” meant we could enjoy any cuisine anytime, night or day…and enjoy we did! &lt;br /&gt; &lt;br /&gt; The activities we shared included everything from snorkeling off a little boat in a choppy cove to enjoying a lazy day in the 87 degree heat on the beach.  A day we especially relished knowing there was snow and subzero temperatures back home.  Other onshore excursions included shopping in the straw markets, touring the opulent resort and aquarium of Atlantis on Paradise Island, near Nassau, and lunch at the Bahamian kitchen, with true island cuisine.  &lt;br /&gt;&lt;br /&gt; Even though we were far from home we still managed to gather in the sports bar for major events such as the MU/Navy bowl game and the NU/Arizona game.  There were nightly shows, evening sunsets, and more to do than we had time for.&lt;br /&gt;&lt;br /&gt; New Year’s Eve on a cruise ship—it was one of those things you just had to be there!  The atmosphere was electric with an adult game show preceding the outdoor poolside extravaganza.  Our family was one of 28 teams who participated in a frantic “Quest” game that challenged our creativity and sense of fun!  We came out as the top team so that started out the night on a positive note.  The poolside part included driving music, dancing, champagne, ice sculptures and, for a brave few a jump in the pool.  &lt;br /&gt;&lt;br /&gt; Now that we are back in KC we are sharing pictures and reliving moments. A boy at 8lbs. 10oz. and all are well.  We feel so blessed with 3 new grandchildren in 4 months and more to come in the next months.&lt;br /&gt;&lt;br /&gt;This past week we closed on a home for a couple moving to KC to be closer to their children and grandchild.  This process is repeated through a normal year many times.  We leave our homes and move for family.  To go fishing together – to have a special bedroom just for the grandchildren to sleep close. &lt;br /&gt;&lt;br /&gt;That special room carries a big gift – getting up in the morning with breakfast filling the air with delicious aroma, a loving hug and a sense of togetherness that will last a lifetime.  &lt;br /&gt;&lt;br /&gt;So the work of moving, the process of getting the economics right, to price and pay what’s fair.  It’s all part of the investment in family and meeting our need to get on behalf of our loved ones, the home, really the space in our hearts, for each other. This event was the “Body” segment of the “Mind Body and Spirit” challenge that the group sponsored throughout the year encouraging families to improve their mind by reading books, their spirit by giving service to the community and their bodies by participating in a 5K or 1 mile fun run.&lt;br /&gt;&lt;br /&gt;A group of approximately 450 people including people of all ages gathered at English Landing Park early on Labor Day morning to walk in support of 2 worthy causes: to help raise money for a school project in Uganda, Africa and to contribute to the Amy Roberts Medical Fund.  Amy is a young wife and mother who is a member of FYC.  She was diagnosed with brain cancer nearly a year ago and the medical bills have been mounting ever since.  Any and her family were there to kick off the walk.&lt;br /&gt;&lt;br /&gt;There was such a warm sense of community and unity of purpose as we gathered to start the race.  Volunteers were there to help things run smoothly.  Many families with little ones in strollers were there as well as grandmothers and grandfathers.  When all was said and done we left with a sense we had participated in something worthwhile and meaningful. &lt;br /&gt;&lt;br /&gt;It is encouraging to see the energy and enthusiasm of these young families as they connect with their church community and bond with one another.  It is energizing to see new leadership evolve. Expect very soon that ‘short sales’ and ‘foreclosures’ will again pick up steam and maintain a portion of the selling inventory.&lt;br /&gt;Interest Rates may go up but expect them to still be low by historic comparison.&lt;br /&gt;&lt;br /&gt;The seller’s deal is still a condition/preparation strategy. Our opinion is the market is slightly recovering but no significant avg. price change upwards is expected for 3 years. We may have as good a market/interest rates/competitive window as we will see in that time.&lt;br /&gt;&lt;br /&gt;For the buyer’s deal, we see a continually good environment; a closing window on the $8,000 cash first time home buyer’s incentive; low interest rates and good inventory exist. Among other problems I said the lack of focus was critical with this years team. A catcher who mistakes 2 outs for 3 outs is but a minor symtom of repeated lapses.&lt;br /&gt;&lt;br /&gt;Root for the home team and the small victories. I just wonder if current management has the ability and license to represent another and different approach to the game just because a year has passed or a different squad is on the field. Not very hopeful.&lt;br /&gt;&lt;br /&gt;Since current management is not a given, the base of ability we have in starting pitching, closer and a couple of hitters does offer some hope. From our house we can say “busy” is the word. Our son John and Kristin married on June 20, 2009. Tie in two family reunions and the Mancillious International Golf tournament that week, 60 for breakfast for 2 to 3 days and we had a ball.&lt;br /&gt;&lt;br /&gt;With 8 sons and our son-in-law Todd competing in the family Mancillious International Golf Tournament, Jim won for the 4th straight year. If Tom can do it maybe Wayne has a chance next year. (Have to find 20 strokes). This two day 36 hole event is a wonderful bonding event for the brothers and (brother from another mother); plus Wayne .&lt;br /&gt;&lt;br /&gt;Best of all, Matt and Kathy, our oldest, blessed us with Oliver Henry in June and Jim and Vusala gave us Joseph Ahmed in July. One more announcement, Laura and Todd join Andy and Amber in the expecting column for no. 13 and 14 grandchildren. We are so very blessed. Barb’s mom, Virginia, lives with us and is in good health and reminds us of the needs and dignity of older age.&lt;br /&gt;&lt;br /&gt;Thanks to all of you who continue to support us with your referrals.&lt;br /&gt;&lt;br /&gt;Our daughter Laura has joined our staff as a sales assistant support to our growing team. We are happy to report Lona Webb, joined our team last month. She left a 20 year private law practice to raise her family and now brings those skills to serve her clients and those in the legal profession with their real estate needs. She has already sold a home and assisting the sale of a second.&lt;br /&gt;&lt;br /&gt;The real estate market continues to favor buying a home. Low interest rates, outstanding inventory are two compelling reasons to participate in maybe the best time to buy in 3 generations. In the Old Days we would try to pick how many games it would take to win "The West" (At that time).  Would 90 games be enough and so on.&lt;br /&gt;&lt;br /&gt;We have no problem with the Royals being a factor this year.  They won't be!  Their magic number is probably "68"(a guess).  The winner of the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;central&lt;/span&gt; division will probably reach 87 wins(Pathetic). &lt;br /&gt;&lt;br /&gt;Oh, about the silver lining - don't you build championships with pitching and defense?  For the last decade we have hardly had an outstanding player of the game much less an outstanding phase of the game within the Royals. This year starting pitching looks great.&lt;br /&gt;&lt;br /&gt;Believing you can add an adequate relief corps short term that leaves defense.  Here is where I &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;fault&lt;/span&gt; management at all levels.  It seems that the lack of understanding or execution of defensive fundamentals is rampant for a pro team.  Lack of a set lineup, despite the injuries, again have contributed to a general overall happy go lucky "I am not accountable" attitude.  This has spread to the base coaches and rests on the shoulders of the manager.  Would I fire the two base coaches and trade &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;DeJesus&lt;/span&gt; and &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;Tehan&lt;/span&gt; to get &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_4"&gt;everybody's&lt;/span&gt; attention? Maybe.&lt;br /&gt;&lt;br /&gt;Hindsight is easy.  We can look back and set the lineups and pick individuals for defensive savey and not take into account offensive skills, righty, lefty etc. as there has been no exhibition of offensive skills from the team.&lt;br /&gt;&lt;br /&gt;So again the silver lining -&lt;br /&gt;&lt;br /&gt;I believe good teams take over at the end of the season - after the all star break.  Dispite a 10 game losing streak,  our strengths are better in the second half with this team.  I believe our starting pitching will hold and our offense will arrive(relative to our available lineup).  Last year was so much better than the past few years. I believe we have the first element of a championship team. &lt;br /&gt;&lt;br /&gt;Add 3 "men" (hitters), get healthy, focused and away we go!  We thought we had the "men" added this year and it did not happen.  I would trade away our sacred cows to get to this - most likely DeJesus, Tehan or Butler or all three.  No I am not nuts, I put Butler's name in there to reflect a focus on where we must be vesus any sensitivity to where we are now.  Build on the pitching, add some relief and concentrate on finding 3 good men (additional hitters).&lt;br /&gt;&lt;br /&gt;Doing nothing?  Well that means the offense of the Royals will either have to wake up, get well or have career years.  Not a high percentage choice in my book although - we can look at a number of $100 million payrolls without championships showing lineups we would not and should exchange with. &lt;br /&gt;&lt;br /&gt;We are on the right track.  Our hardest piece is in place with terrific young starting pitchers.  We have to deal with two physical needs, hitting and relief pitching and one major mental or attitude issue - playing with focus - manager experience (maybe confidence) is weak on this last point.&lt;br /&gt;&lt;br /&gt;So how many games will it take to win the division in 2010 - my guess is 92; 92 -94 in 2011. If so here are some guidelines to follow:&lt;br /&gt;&lt;br /&gt;1. This must be your first home or 3 years since previous ownership.&lt;br /&gt;2. It must be your principle residence.&lt;br /&gt;3. Need to live there for 3 years.&lt;br /&gt;4. Can be an R.V., houseboat, mobile home, up to a 4 plex, and still qualify.&lt;br /&gt;5. $8,000 tax credit but limited to 10% of the purchase price.&lt;br /&gt;6. You must purchase and move in between Jan. 1, 2009 and Dec. 1, 2009.&lt;br /&gt;7. Three friends can get the $8,000 maximum on one structure but must meet the maximum combined income limits.&lt;br /&gt;8. There are maximum income limits of full credit of $75,000 – 150,000 for a couple.&lt;br /&gt;9. A proportionate reduction of tax credit over these income amounts until the tax credit is disallowed at 95,000 and 170,000 for a couple.&lt;br /&gt;10. US based not overseas.&lt;br /&gt;11. If building new – move in before Dec. 1.&lt;br /&gt;12. A consignee or parent assistance is okay – as long as buyer is on the hook financially and it’s the principle residence.&lt;br /&gt;13. On multiple units – the proportionate value to the 10% rule applies (but see Wayne)&lt;br /&gt;14. The Tax Credit is not assignable&lt;br /&gt;15. Avoid refund anticipatory loans – BEWARE&lt;br /&gt;16. File for tax credit with IRS form 5405&lt;br /&gt;17. Two of our adult married children announced pending new arrivals; Jim and his wife Vusala and our oldest Kathy and her husband Matt. Somehow the thrill just expands as grandchildren 11 and 12 are awaited.
